We’ve been working the Jerusalem market for quite some time now.
We’ve talked to clients, developers, and locals who know this market inside out, and the more we dug in, the clearer it became: Jerusalem is unlike anywhere else in Israel.
For over a decade, Jerusalem mostly attracted wealthy international buyers purchasing in upscale neighborhoods, like Talbiya, Rehavia, the German Colony, Bak’a, and similar areas.
Those sky-high prices locked out everyone else who wanted in.
On top of that, what’s happening abroad right now – rising antisemitism, disturbing events, instability, real fears about the future, is pushing many Jewish families to look for a home base here in Israel, where they could live on safe and solid ground.
And Jerusalem, well, It’s the capital. The holly city, with a depth and meaning that’s hard to put into words. It simply pulls people in from all over the world.
But here’s what we noticed:
International buyers were flocking to the Jerusalem area, just not Jerusalem itself.
At the same time, young Jerusalemites were leaving in droves. People who grew up here hit the point where they’re ready to buy their first place, only to realize Jerusalem’s already priced them out. High costs, limited inventory, barely any options.
Here’s the thing:
The last year or two has been a complete turnaround. You can see Cranes everywhere you look across Jerusalem.
Massive urban renewal projects breaking ground, neighborhoods getting rebuilt, and suddenly there’s actual new inventory – something we haven’t seen here in years!
Now, young buyers can actually afford an apartment around $700K, in brand-new, quality projects, in solid neighborhoods in the city.
People who grew up in Jerusalem are coming back because now they actually can – the middle class doesn’t have to settle for the outskirts anymore. At this point, city of Jerusalem is offering reasonable, realistic prices in good neighborhoods, inside city limits.
Add to all this the infrastructure boom – the light rail connecting neighborhoods, the city evolving into a real metropolis, high-tech offices and job centers sprouting up, and it’s clear that Jerusalem is on the right trajectory.
This isn’t random. This isn’t a trend.
From where we sit, this is exactly the right time to look at Jerusalem with fresh eyes, and find the best opportunity for you to be part of what’s building here.
